Why GTA basements flood

Most basement floods in the GTA come from one of four places: storm water overwhelming the sewers and backing up through floor drains, groundwater pushing through foundation walls and floors, surface water running in through window wells and doors, or a sump pump that fails when it's needed most.

The source matters. Clean groundwater can often be dried in place. Water that came up through a floor drain may be mixed with sewage, which means porous materials like carpet, underpad and drywall have to come out. We identify the source first, because it decides the scope.

Fix the damage and the cause

While the basement is open, it's the best time to add protection. Many GTA cities pay part of the cost of a backwater valve, sump pump or downspout disconnection. We price each one as a separate line so you can see exactly what it costs and what the rebate gives back.

Is a flooded basement covered by insurance?

It depends on where the water came from and what your policy includes. In Ontario, sewer backup coverage and overland flood coverage are usually optional add-ons, not part of a basic home policy. Water from a burst pipe inside the home is usually covered.

How quickly should a flooded basement be dried?

As soon as possible. Materials that stay wet can start growing mould within a day or two, so extraction and drying come first.

Does insurance cover a flooded basement?

It depends on the source and your policy. Burst pipes are usually covered. Sewer backup and overland flooding usually need specific add-on coverage. Your adjuster decides; we document everything for them.

Do I need to replace my carpet?

If the water came from a sewer backup or outside, yes: carpet and underpad can't be safely cleaned. After clean water, carpet can sometimes be dried, but underpad usually has to go.

Can you install a backwater valve while you're here?

Yes. It's priced on its own line with the permit, and many GTA cities pay part of the cost.

How do I stop my basement flooding again?

The usual fixes are a backwater valve, a sump pump with battery backup, disconnecting downspouts and grading soil away from the house. We'll tell you which ones fit your home.
