What an itemized quote is
Most contractors hand you one number, or a few big ones. We break the job into lines you can read: each material, each trade, each permit, disposal and labour. Every line has a price. The lines add up to the total, and nothing is added later without your written approval.
Fixed lines and allowances
When you've chosen a finish, it's a fixed line. When you haven't yet, for example the tile, we put in an allowance: a clearly marked budget. When you choose, you see the difference, up or down, as its own line.
Changes
If you change your mind, or we find something behind a wall, we write it up as a new line with its price. Work goes ahead only after you approve it in writing.
Taxes, deposits and payments
HST is shown separately. Your payment schedule, tied to stages of the work, is written on the quote before you sign.
